When Is the Ravenna Development Opening?

Four new businesses will join Shorewood's Kensington Square as part of a new four-story development sprouting up across from Alterra.

Shorewood’s thriving Kensington Square district will soon welcome four more businesses with the Ravenna development nearing completion. Milwaukee developer WiRED Properties President Blair Williams said he expects the new four-story, apartment and retail development to open in early November. The businesses, which include Yo Mama, a frozen yogurt shop; Indulgence Chocolatiers, a Waukesha-based artisan chocolate wholesaler opening its first store; Elements East, which specializes in art, furniture and other accessories from Asia; and Performance Running, which will move from its temporary space in Shorewood at 4401 N. Oakland Ave. could start moving in as early as mid-October. Elements East will make the move from its Whitefish Bay location…

I Scream, You Scream, Shorewood Screams for Ice Cream

After 50 responses, our Patch poll shows residents want ice cream, hardware and some kind of healthy quick shop. But what underlies the responses is a desire to deepen the enjoyment of living in Shorewood and embrace new brands as old.

After saying goodbye to many long-established, beloved village shops within the last few years, Shorewood residents articulated what they want to see in a couple soon-to-be-available storefronts. We received 50 responses to our informal poll and — Shorewood knows what it wants. WiRED Properties plans to break ground at the vacant lot at 4533 N. Oakland Ave. sometime this fall. The four-story, $6.6 million development, coined the Ravenna, includes 22 apartments and three storefronts. Shorewood's Performance Running Outfitters, 4401 N. Shorewood Business District to Grow with Development This Fall

The Village Board approved a revised agreement for its second development slated for groundbreaking in a few months.

A proposed condominium project for North Oakland Avenue has been altered to instead feature apartments and retail space, under a revised developer’s agreement approved Monday by the Village Board. WiRED Properties plans to break ground at the vacant lot at 4533 N. Oakland Ave. sometime this fall. The four-story, $6.6 million development, coined the Ravenna, includes 22 apartments and 7,500 feet of retail space. It will be built across from WiRED Properties' last development, the Cornerstone, which features 24 apartments and an Alterra coffee shop. Milwaukee Developer Targeting September Groundbreaking on Ravenna Development

Monday, the Village Board will consider approval of a developer's agreement with WiRED Properties.

A Milwaukee developer is targeting September for the groundbreaking of a new apartment and retail development on North Oakland Avenue coined the Ravenna, village officials said Friday. A revised developer’s agreement for the $6.6 million, four-story project which includes 22 apartments, 7,500 square feet of retail space and underground parking will come to the Village Board for approval, Monday. The building will be constructed across from the Cornerstone, in a vacant lot at 4533 N. Oakland Ave. Ravenna's monthly rents will be around $1,650 for two-bedroom units, and $2,800 for three-bedroom units, the village’s Community Development Authority Chairperson Pete Petrie confirmed. Ravenna Development Could Be Less Fruitful Than Village Originally Hoped

Asking the village to amend the development contract, developer Blair Williams plans to create apartments rather than condominiums due to plummeted demand for condos.

With the prospect of losing about 10 percent of the anticipated property taxes from a new Shorewood development, and the possibility of losing their entire promised profit share, it looks like the village won’t be getting quite the deal it signed onto in 2007 with Milwaukee developer, WiRED Properties. The changes come in the aftermath of a collapsed condo market, and a decision by WiRED Properties President Blair Williams to construct apartments rather than condos in the four-story, mixed-use building coined the Ravenna, and slated for the vacant lot at 4533 N. Seriously, if any of the people that opposed the new Alterra in Bay view are ever driving through Shorewood they should try to drive past Alterra in the Cornerstone on Oakland mid morning or on a weekend. This will just give you an idea of what is about to happen in Bay View and the effect Alterra has when it comes into a neighborhood. Is It Time for Downtown Shorewood to Grow Up?

Fronting more than $8 million in development costs and selling land for reduced cost, village officials hope to reinvent Shorewood's business district.

Following the failure of development plans at the former Riverbrook Restaurant, and then fruition of the Cornerstone development early this year, Shorewood is putting its faith — and money — into two more developments planned for North Oakland Avenue. The village is fronting the $60,000 bill for demolition of the Riverbrook site, with plans to recoup the cost through a special assessment on owner Sunrise Shorewood WI Senior Living's tax bill. Development plans for a senior home failed after the economy collapsed.
