Citing a change in the investment environment for specialized housing and recent market trends, Chicago-area developer Pathway Senior Living said it will no longer pursue senior housing plans at the former Riverbrook Restaurant site.
A Chicago-area developer has scraped plans for a $15-to-$16 million senior housing development at the former Riverbrook Restaurant site, village officials announced Friday. Pathway Senior Living LLC proposed the development in early May, which would have included 48 one-bedroom and nine studio apartments in a four-story structure on a 3.2-acre site on the south side of the 1100 block of East Capitol Drive, between the Milwaukee River and the Oak Leaf Trail. It also included three memory-care units serving 42 seniors suffering of Alzheimer’s or other memory disorders in a two-story and one-story building. Officials will take another crack at senior housing in Shorewood under a proposal from Chicago-area firm Pathway Senior Living LLC for a 57-apartment, and senior memory care housing development at the former Riverbrook Restaurant site.
Plans for senior housing at the former Riverbrook Restaurant site were scraped in 2008 after the recession hit, but village officials announced this week they will take another crack at it under a proposed $15 million to $16 million assisted-living development touted by a Chicago-area firm. Pathway Senior Living LLC is proposing the development, which would include 48 one-bedroom and nine studio apartments in a four-story structure. It also would include three memory-care units serving 42 seniors suffering of Alzheimer’s or other memory disorders in a two-story and one-story building. After nearly four years, it appears there may soon be some movement at the old site. Have any suggestions; what do you want to see erected on the land?
It has sat vacant since 2008, but village officials and developers could soon have a plan for the property at 1111 E. Capitol Dr. Formerly the Riverbrook Restaurant, and before that the popular Pig ‘n Whistle, the property was purchased by Sunrise Senior Living Inc. in 2008. The company had planned to build a $16 million senior facility, but they were scrapped due to the recession and decline in the housing market. Wauwatosa-based commercial real estate firm Wanguard Partners recently purchased the site and three developers are reportedly very interested in developing retail, apartments or senior housing on the land. Wauwatosa-based Wanguard Partners purchases the vacant lot and two apartments for $1.5 million, while three developers are interested in bringing senior housing or retail shops to Shorewood.
There could soon be movement at the site of the former Riverbrook Restaurant with Wauwatosa-based Wanguard Partners purchasing the now vacant lot and two aging apartment buildings. The commercial real estate firm bought the property at 1111 E. Capitol Dr. from Sunrise Senior Living Inc. for $1.5 million, according the Milwaukee Business Journal. Additionally the village tells the newspaper, three developers have proposed apartments, retail shops or senior housing for the site. Senior-living developments would fare well on East Capitol Drive, while parcels farther south could be developed later into other housing options, officials say.
Hoping to receive a myriad of proposals for developing the land near the old Riverbrook Restaurant, village officials have determined a working ideal: Construct senior living along East Capitol Drive as soon as possible, and save the back portion for more profitable housing when the market improves. Village Manager Chris Swartz led two focus group meetings in June to discuss options for the 6.9 acres of undeveloped land dubbed the “Milwaukee River Site.” Though the site is split between owners including two parcels owned by Sunrise Development, including the old Pig 'n Whistle at 1111 E.
