MANDEL GROUP LIGHTHORSE 4041 LEASING QUICKLY

Mandel Group, Inc. released results for October 1, 2013 indicating that its newly opened LightHorse 4041 development has now exceeded 70% leased status.  Residents began moving into the 84 unit luxury building in mid-September.  Final construction of the residential component will occur in early November.  A new Walgreens Pharmacy, located on the ground floor of LightHorse, opened on September 20th.  

“We’re incredibly pleased with the response we’ve received from the community”, commented Don Lindeman, President of Mandel Property Services, Inc. “Our property management team, led by Mandel associate Amy Zuerner, is now on site and giving tours daily.  We’ve received lots of positive comments about the floorplans, the finishes, and the overall quality of the property.”

Future residents represent both households relocating within Shorewood as well as persons interested in the Village because of its walkable business district and amenities.  “The Village of Shorewood has done so much to improve the character of Oakland Avenue”, added Robert B. Monnat, Chief Operating Officer of Mandel Group.  “What attracts us to suburban locations such as this are the walkable linkages to daily shopping and service needs, such as those businesses that are quickly filling redeveloped storefronts along Oakland Avenue.  People are anxious to avoid using their cars for every trip they might need to make.”

New features at LightHorse include energy efficiency measures, such as the use of LED lighting throughout the property;  a bicycle repair “shop” in the basement for residents; and a large green roof terrace at the second level of the building.  At the green roof level Mandel is establishing a community herb garden and flower garden in raised planters for access by LightHorse residents.  “We’ve found that people moving to apartments love to continue gardening, but are just fine leaving yard work behind”, suggested Amy Zuerner, property manager.  “We’re already talking about purchasing more of the European planter boxes that we ordered for the gardens.”
